Comprehensive fire safety upgrades to protect residents and futureproof historic mansion blocks.

LXM Building Services was appointed to deliver a programme of fire stopping and compartmentation upgrades across nine historic mansion blocks in Little Venice, London. These century-old buildings had limited existing fire protection, and the brief was to bring them in line with modern fire safety standards while working within the constraints of the original structure. Internally, our team carried out fire stopping to cable penetrations between residential flats and communal areas, reconstructed riser structures using fire-rated materials, and installed new fire-rated electrical and gas cupboards. Fire batts, multiple layers of fire line board, 18mm WPB plywood and intumescent mastic were used to create robust, compliant service enclosures and reliable compartmentation across key zones.
Works within the roof spaces formed a major part of the project and required careful planning due to the six-storey height and narrow communal staircases. All roof rafters, timber beams and structural elements were insulated and double-boarded with 12.5mm fire line board, with all joints sealed using intumescent mastic. Materials were transported via scaffold hoists and temporary roof openings, allowing our in-house team to progress efficiently while minimising disruption to residents. The project has now been fully completed, with all nine blocks benefiting from upgraded fire protection systems that meet current regulations. This scheme highlights LXM Building Services’ capability in delivering complex fire safety projects in occupied, heritage residential environments, improving long-term safety, compliance and peace of mind for residents and owners.
