Modern transformation of a period property with full basement excavation and double-height rear extension.
LXM Building Services recently completed a full renovation of a three-storey Victorian property in Loughton, delivering a striking blend of period charm and contemporary living. The project began with the complete demolition of the existing rear return and conservatory. In their place, we reconstructed the entire rear half of the property to create a bright, open-plan double-height kitchen and living space that meets the needs of modern family life.
A key element of this project was the excavation and refurbishment of the existing basement. Ceiling heights were increased throughout, significantly improving the spatial quality and allowing for the creation of a new utility area and bathroom. The new layout maximises functionality while preserving a seamless visual connection with the rest of the house.
The rear extension was finished with a distinctive zinc-clad roof and full-height glazing, flooding the space with natural light and connecting the home to its garden. The ground floor now flows effortlessly into this new kitchen and living area, offering a flexible space for cooking, dining and entertaining.
Our specialist joinery team delivered a range of bespoke features, including a built-in dining banquette, custom bookshelf and sleek storage cabinetry. These crafted elements elevate the interior while also supporting the day-to-day needs of a busy household.
Externally, the outdoor space was fully redesigned. What was once a neglected garden has now been transformed into a welcoming and stylish external living area. High-quality paving, integrated seating and new landscaping offer the clients a peaceful space to relax and entertain throughout the summer months.
