Targeted parapet wall detailing to stop water ingress and protect internal spaces


LXM Building Services is on-site, completing refurbishment and safety upgrades.

LXM Building Services was appointed to resolve an issue with internal water ingress at a residential property in West London. The problem was traced to a missing drip detail where the parapet wall met the supporting steel, allowing rainwater to travel back into the structure. Our team first provided temporary support to the parapet wall before carefully exposing the existing steel beams. Once exposed, the steel was cleaned, treated with a metal oxide rust inhibitor and coated with bitumen paint to provide long-term protection against corrosion and future moisture ingress.


With the steel fully protected, we then installed a new brick-on-edge detail with a slate drip to create a defined shedding point for rainwater, directing it away from the wall and structural junction. The works were completed with weatherstruck pointing, matched to the existing parapet above to maintain a consistent appearance while upgrading performance. The external envelope is now properly detailed and watertight, preventing further internal damage.
